Formal Request to the Board regarding Elections 2025
On August 20th Todd Banvich and 12 residents submitted a formal request to the HOA board regarding the HOA Board elections at the 2025 annual meeting. Todd has posted this request publicly on the TownSquare Forum and on Facebook. We as a board felt this needed to be reviewed and responded to by the HOA attorneys. Today we received a legal letter of opinion from the HOA attorneys that is in response to the formal request. It is the opinion of the attorney that the "applicable date" was executed in February 2023 when MI Homes turned the HOA over to the Tamarack community. The attorney sites 5 reasons in the legal letter of opinion as to how she came to this opinion. The HOA board had stated when this formal request was sent to us that we would abide by whatever the attorney recommended. Because the 2023 HOA board members served a staggered term, the attorney has recommended we resume this process. At the October 21st Annual Meeting there will be one board seat available on the Tamarack board and one board seat available on the Villas board. The Treasurer/Secretary position currently held by Jeff Rudolph will be up for vote. This will be a 3 year term position and start the staggering terms going forward. Please note in 2027 when Tom Jarvis' term expires, only the villas will participate in an election of their President position. The Villa President position also serves on the Tamarack HOA board. The legal letter of opinion was marked Attorney Client - Confidential. We as the board feel we would like for the community to be able to read the legal letter of opinion so have reached out to the attorney for permission to post it on TownSquare. The HOA board is working to put together a community meeting ahead of the Annual meeting on October 21st. We will post the details of that meeting as soon as we are able to get it scheduled. Thank you for your continued support Tamarack HOA Board
Aeration for Villas
If you signed up for BAM to do aeration and over-seeding, they will be doing it on Wednesday. If you have a sprinkler system, make sure you mark where your sprinkler heads are located. Thanks!
Hot Light Post on Hovden
The board was notified yesterday that a light post on Hovden was shocking people/dogs. Duke was notified and came out yesterday and turned off the post. We are following up with Duke to understand the issue with this pole and confirm testing of the other poles in the neighborhood. Please advise your children and neighbors to avoid touching the poles until we have the confirmation from Duke that they are safe. Thank you

Swimming Lessons - Tamarack Pool
Good Evening - We received a considerable amount of interest in swimming lessons for the children in the community. The lessons will be held at the Tamarack pool for community residents only. We will be set up at the pool for registration and payment on Wednesday and Thursday evening, July 1st and 2nd this week from 7:00 p.m. to 8:00 p.m.. The lessons will be offered Monday through Friday July 6th - July 10th and Monday through Friday July 13th - July 17th. The lessons will start at 9:00 a.m. daily and go to 10:00 a.m. A parent or guardian must remain in the pool area during the lessons. The cost for the lessons will be $25.00 per child per week. We will need payment in cash - because all monies will be paid directly to the Lifeguards giving the lessons. The HOA is organizing this but will not be receiving any money. Please come see us this week to sign up/pay/sign your release If you have any questions, feel free to drop by the pool while we are there or reach out to any board member
Baby Pool Closed Until Further Notice
We have reports of poop in the baby pool It is closed until further notice
Holiday Week
Good Afternoon - With the holiday week coming up - the board would like to remind the community to review the pool rules. A couple of reminders: 1. Pool Hours are 9:00 a.m. to 9:00 p.m. 2. A Homeowner must be present with their guests at the pool 3. A Homeowner is allowed 2 adult guests and 2 adolescent guests - this rule is important because the pool and the pool area are limited. We want to ensure all community members hoping to take advantage of the pool are able to do so. Please ensure your children are aware of this limit to guests. Thank you
Swim Lesson Survey Has Been Posted
We have posted a survey to see if the community has interest in swim lessons being offered in the month of July

There were two teenage boys captured on video climbing the back gate to the pool and entering after hours. They were diving into the pool with pool furniture. The video will be turned over to the police on Monday. Aside from the fact that the pool is closed and they climbed the gate to get in, this is a major safety hazard. Thank you HOA Board

Pool Temperature Survey
This weekend the board received a post on TS regarding the temperature of the pool. The pool was originally set to 80 degrees. This was moved to 82 degrees on Friday. There are still individuals that feel this is not acceptable and felt a survey of the community should be taken. The survey has been posted in TS and will remain active for 1 week. It allows 1 vote per household and will ignore any extra votes. Please take the time to register your opinion Thank you HOA Board
Pool Temperature
We appreciate the residents that have reached out in a productive respectful manner regarding the temperature of the pool. I spoke with the company who maintains our pool and asked what temperature the communities they service keep their heater set to. The answer was and I quote, 82 degrees for chemical reasons”. They service over 125 communities in the area. I asked that the heater be moved up to 82 degrees going forward
May Violation Letters
We have received homeowners complaints regarding violation letters sent out in May by Associa. I have requested and received a complete list of the residents who received violations. Tom and I have split the list by villas and single family homes. If you feel you have received a letter in error, please post a request in TS and we will come to your home and discuss with you. I have done this for a handful of residents this week and was in total agreement that the letter was unfounded. I am having those letters expunged. We are meeting with Associa on Tuesday this week and will be reviewing with them the process for the violation letters. We appreciate your patience as we work to fine tune this process
Pool Protocol and Rules
Every child not 100% potty trained must be wearing a swim diaper at the pool. If your child has an accident in the pool, it is your responsibility to clean it up and notify the HOA Board of the incident. The pool must be closed when these incidents happen. Thank you for your cooperation
Pool Reopening
The pool has been treated and will reopen Friday Morning, May 29th at 9:00 a.m.
Pool Closed Indefinitely
The pool will be closed until further notice. Someone has pooped in the big pool It will be closed until Pyles is here tomorrow morning and then the Health Department will need to be called to open it.
Pool Violations
Good Morning - This morning the HOA was contacted by the Cicero Chief of Police regarding a call at 9:55 pm last night regarding children in the pool area. The responding officer circled the pool on foot with a flashlight and found broken glass in the parking lot and pool furniture outside of the fence, but it appears the children had left by that time. We have provided the police with all information we have. I would recommend you review the pool rules with your children. A copy of the rules are attached. A couple of items to call out: 1. The pool hours are 9:00 a.m. to 9:00 p.m. daily. Everyone must be out of the pool area at 9:00 p.m. 2. Cameras are being installed and will monitor the entire pool area and parking lot. 3. Climbing the fence to access the pool is prohibited and considered trespassing. 4. 2 guests are permitted with the homeowner in attendance 5. This is a Tamarack community pool and not a public pool. Non community members are not allowed access. Please do not open the gate for anyone requesting access. Kindly ask them to go home and get their card for entry. We have requested the Cicero Police to do drive by's starting at 9:00 p.m. nightly. We hope this will help with the abuse and vandalism of the pool area.
2026 Pool Rules
Please see attached 2026 Pool Rules and review with your family. These are also posted under "Documents > Pool Rules". Thanks, HOA Board
Pool News
Good Evening - We have officially reached the month of May. Unfortunately the weather is not cooperating. With that said, below are some announcements we want to share with you 1. The pool resurfacing will need to be pushed off until Fall. The work will be done following the post Labor Day closure. It was our decision to delay the work rather than delay the pool opening. 2. Pool Rules for 2026 will be posted to Town Square tomorrow May 2nd. Please review the rules and share them with your children. 3. We have purchased new trash containers for the pool area. This should allow the community to keep the pool area clean. 4. If you are in arrears on your HOA dues, your pool card will be suspended. The suspension will not be lifted until all dues/late fees/attorney fees are paid in full. If you have any questions regarding your balance and the payoff procedure, please contact Community Association Services at 317/875-5600 or login to your TownSquare account (townsq.io). Thank you for your attention to your accounts. Thank you HOA Board
Lawn Care Tips
Good Morning - As we start to see signs of Spring and Summer, many of us are taking the necessary steps to give our lawns the best chance of thriving. Below are recommended steps to treat and feed your lawns that we received from a professional lawn care representative. I was told by one neighbor that they went down to the Cicero Ace Hardware and were able to get everything they needed for the below recommendations Scotts Lawn Care Plan Scotts Miracle Gro US Also noted, we should not apply anything that is designated "Southern Lawns" as these products contain Atrozine. Atrozine will destroy a Bluegrass lawn. Hope this information is helpful
Pets wandering in the neighborhood unaccompanied by their owners
Good Evening - The board has been notified that there are cats wandering the neighborhood and killing the baby geese and ducks. As a community I think many of us enjoy the wildlife we see in our ponds and wooded areas. These cats appear to be somewhat domesticated and are killing the baby geese and ducks not for survival. They are leaving the dead animals through the community. Please keep your pets confined to your property. Thank you HOA Board
Architectural Changes
As the weather warms up there have been several new projects started by homeowners in the association. We want to remind all homeowners that any change outside of the walls of a home, whether that is siding, landscaping, etc, you MUST submit an Architectural Request Change Form on TownSq and you MUST receive an approval, be that with conditions or not, prior to work beginning. Thank you!
Tamarack Monthly HOA Meetings
Good Evening - We wanted to ensure everyone was aware that there will not be HOA meetings held in the months of April and May. We will be meeting in June at the library and welcome all members of the Tamarack Community
